Application Criteria

Each adult (over 18) applicant must submit the following:

1) Government-issued photo identification.

2) Proof of income (minimum, two months paystubs).

3) Non-refundable $30.00 application fee.

4) A completed application. If applications are incomplete, hold until completed and all attachments submitted.



  • Income: We require stable and sufficient sources of income and generally require a minimum monthly income must be at least 3 times the rent.  (For example, if rent is $1,000, verifiable income needs to be at least $3,000/month.)  To verify income, we request documentation including paystubs, but can also incude bank statements and tax returns for self-employed.

  • Ability to pay all deposits and rent in full, prior to move-in.


  • Landlord/Rental History: Two years of verifiable rental history from a (non related by blood or marriage) landlord.

  • Rental history that includes unpaid past due rent, damages, fees, or excessive noise or unruly behavior will result in denial.  

  • We review evictions and unpaid utility bills.*


  • Credit Score: We review credit history on a wholistic individualized basis. In general, a stronger credit history will be more likely to be approved.  



Additional Considerations:

  • Incomplete, inaccurate or falsified information will be grounds for denial.

  • We generally do not accept co-signers, in the event we do, they have stricter requirements than applicants.  Please inquire.

  • *For units in Philadelphia, consistent with local laws, we do not consider credit information based upon a failure to pay rent or utility bills during COVID-19 emergency periods.
